fastest growing tourist and ex-pat areas of Central America. It is in an

existing English, Spanish and French speaking community with 2 other

boutique hotels and restaurants within walking distance. It offers maximum

privacy for both clients and owners. It is nestled between the Pico Bonito

National mountain range and the white sand, blue Caribbean ocean. It isnrsquot

ocean view, or beach access, itrsquos on the beach.

The ownerrsquos residence is on the 2nd floor, which includes master bedroom

and bath with roman tub/shower, built in mahogany doors, closets, windows and cabinets. It has two living areas one a great room which

includes the dining area, 14 foot ceilings and magnificent views of the Bay

Islands the other living area can be closed off with double doors to the den/office/study and has a separate set of stairs for clients to use to ensure owner privacy. Upstairs there is also private veranda with full wall natural river rock waterfall, large kitchen for entertaining, guest half bath, and small porch off the master bedroom for morning coffee viewing the mountains. Additionally, there is an upstairs ldquoutilityrdquo or storage room. The ownerrsquos

residence, as well as guest rooms, are all air conditioned with efficient split

unit air conditioners. Most of the furniture is custom made, including a dining table for 10. The house is being sold furnished, appliances,

kitchen dishes amp cook ware, linens, etc., with the exception of artwork

and a few personal items.

The Inn has full security/privacy fencing as well as security lighting. Downstairs are three bedrooms one detached all with private entrances and

baths. The detached bedroom has a small kitchenette. There is a breezeway

for parking, laundry room, machine room generator, chest freezer, hot water

heater, etc. There is also a large storage room, connected to the detached

bedroom, which could easily be converted to add an additional client room. The grounds include a champa outdoor entertainment area which is roofed amp tiled, includes kitchen sink, bathroom, shower, refrigerator, etc. This area is used as an additional living area most of the year. We have 3 water systems, city electrical, back up generator for emergencies, water purifier, satellite television, internet, and beautiful gardens. We have

just constructed an additional river rock patio and bar-b-que area. There

are many palm and coconut trees, avocado, mango amp lime trees as well as

many native plants.

The business is fully licensed and rights to name and website go with the

sale. The property taxes for this incredible beach home amp business are 150.00 per year. The immediate area offers: Jungle Canopy Zip Line Tours, Natural Hot Water Springs, Snorkeling trips to Cayos Cochinos

with boat pickup on our beach, sea kayaking, white water rafting, hiking,

fishing, swimming amp lying in the sun on the beach. Roatan amp Utila are easily accessible via a 1 hour ferry ride. This last year the Inn hosted clients from 19 different countries.

La Ceiba is easily accessible from the U.S. and Canada. Flights come in daily from Houston, Miami, Ft Lauderdale, Montreal and Toronto as well as many other departure cities. If you are looking for a relaxed, beach lifestyle with the added bonus of an income, this is the place for you.
